For others, bathroom appeal is all in the details and what your potential buyer could be searching for.

The kitchen and the bathrooms sell a house, and people tend to buy the most expensive home that they can afford. Therefore, they don’t want to buy a house with a kitchen or bathroom that needs to be worked on. Ultimately, buyers want to envision themselves in your bathroom, so consider the wants of a home buyer when remodeling your bathroom.

Having bathroom priorities is important because it ensures return of investment. Keep in mind the cost of each fixture and the overall curb appeal. Can you get away with updating hardware instead of tearing out a sink completely and replacing it with a newer model? For resale, you’ll want to focus on the aesthetics, great tile, fresh color, and new fixtures – consider talking to your real-estate agent or bathroom remodeling expert about what new buyers are looking for before you make decisions.

Add some “Wow Factor” to your bathroom if you can afford it. Adding a special amenity could pay off. For example, if remodeling the flooring, consider adding a luxury heated mat to the floor. Buyers will tend to remember the bathroom with the heated floors, not to mention this add-on tends to be pretty economical in the grand scheme of things.

Don’t forget to “Decorate”, it’s easier for the buyer to envision themselves in a new bathroom if it’s as complete as possible. Have towels, soap dishes, shower curtains, and flowers all positioned before new buyers arrive. Keep your colors neutral if you can; not everyone is a fan of an all pink or red bathroom and flashy colors can be off-putting for many people.
